DISCLAIMER:
• “Wrap time” refers to the agreed upon time the booking party must have the event space returned to its original condition and ready to leave the space. The start time/end time of your space rental includes your setup and break down.
• Rental rates will be highlighted and acknowledged in separate documents (invoices) and may be calculated hourly, half days, full day, and/or a combination of the above.
• A signed contract and date-hold will require a Security deposit to reserve your date(s) and time(s). Additional Deposits will be required for outside Vendors.
If the Rental Date is CANCELED, the Security Deposit is NON REFUNDABLE/ NON TRANSFERABLE.
If in any event The Intimate Space need to cancel your rental you will be refunded.
• The balance of your space rental fee is due in FULL (30) days prior to event. If balance is unpaid after 12pm deposit and date is forfeited.
• Miscellaneous costs, such as decorating, catering, bartenders, equipment rentals, clean up fees, and any other services that we offer are due in FULL immediately.
• Any additional costs that arise will be due immediately.
Payments: All major credit cards are accepted.
In the event that you cancel your rental date, there will be no refund or transfers, as your agreement to rent The Intimate Space Facility on this date may cause the loss of additional bookings or business.
FACILITY SPACE RENTAL AGREEMENT AND CONTRACT
CONDITIONS AND RESPONSIBILITIES OF RENTER
Please read the material below to make sure all parties understand the requirements of providing for everyone’s safety and keeping The Intimate Space a well maintained and safe location for future use.
DEPOSIT/RENTAL FEES
A signed contract and date-hold will require a refundable Security deposit to reserve your date(s) and time(s). Additional Deposits will be required for outside vendors.
If the Rental Date is CANCELED, the Security Deposit is NON REFUNDABLE/ NON TRANSFERABLE.
The balance of your space rental fee is due in FULL (30) days prior to your event. If balance is unpaid after 12pm deposit and date is forfeited.
Prices/Fees are subjected to change at any time.
LIABILITY
Renter agrees to indemnify, defend and hold ,The Intimate Space its landlord, building owners, officers, contractors, and agents harmless of and from any liabilities, costs, penalties, or expenses arising out of and/or resulting from the rental and use of the premises, including but not limited to, the personal guarantee of provision, and service.
Renters agree to use Facility at his/her own risk. The Intimate Space is not responsible for any personal property inside/outside of the premises while visiting the facility. No weapons or guns allowed on the premises at any time.
In the event The Intimate Space, its landlord, building owners, officers, Contractors and/or agents, are required to file any action in court in order to enforce any provisions of this agreement, renter agrees to pay The Intimate Space, its officers, landlord, building owners, contractors and/or agents, all reasonable attorney fees, court fees, and costs of suit incurred by The Intimate Space including all collection expenses and interest due.
OUTSIDE FOOD/CATERING
As we want you to enjoy your event, you may bring outside food/drinks inside the facility, however The Intimate Space is not responsible for any food and or allergies that may occur with you or your guest from any outside vendors and or brought in food.
We do recommend that all professional catering events be done with a licensed professional caterer and or a company who is familiar with the state regulations, policies, and procedures and who's insured.
Renters and or Caterers must dispose all trash, composting and recyclables. All trash need to be cleaned from ALL tables etc and place in waste bin/bag provide by The Intimate Space. ANY TRASH LEFT BEHIND WILL INCURE A $150 CLEANING FEE.

The renter is solely responsible for any damages to any furniture and or fixtures caused by them and or their guests. Moving any Furnishing, Equipment, and or decor is prohibited.
DECORATION
The Intimate Space wants to make every event here a special and welcome experience. Therefore every effort will be made to allow the renter to prepare decorations reflecting their creative requirements. No nails, screws, staples, thumb tacks, scotch tape or penetrating items are to be used on our walls or floors. Glitter or foil (non-paper) confetti is not allowed on site. Smoke and or Bubble machines are prohibited. Only low tack tape and or painters is allowed on our floors and walls. Please no hanging on our ACCENT WALLS! Any damage will be your responsibility. The Intimate Space Does offer in house decor set from linens to table setting, and or balloons for an additional fee. Tables and chairs are provided with rentals if needed. We will have tables and chairs staged prior to arrival.
CONDUCT
There is absolutely no drug use or smoking of any kind tolerated on premises or within 50 feet of the building including loitering or congregating outside on the sidewalk at any time during the facility rental. Disparaging remarks or any type of physical violence will not be tolerated and will be cause for immediate expulsion. Renter and guests shall use the premises in a considerate manner at all times. During underage events, such as personal gatherings etc, underage individuals do not have in and out privileges. Conduct deemed disorderly at the sole discretion of The Intimate Space team members shall be grounds for immediate expulsion from the premises and conclusion of the rental period. Refunds will not be available. During facility usage, using or selling alcohol, and or drugs is prohibited. All legal consequences and ramifications are the sole responsibility of the rental party.
MUSIC/NOISE
The Intimate Space want all of our guests to have fun, we have provided an in house bluetooth speaker for you to stream your favorite music using your own device. Live Music and DJ’s are welcomed, but please be aware the premise is located within other businesses along with residential neighborhoods and therefore neighborhood noise regulations do apply. In the event the renter’s event creates a disturbance due to high noise volume, The Intimate Space team members have full authority to ask the renter to turn the music / noise down and/or off. If repeated disturbances are created, at The Intimate Space discretion, the renter may be expelled from the premises or the offending noise will be ended. In the event of disturbances to the point of expulsion, no portion of the event costs will be refunded to the renter. The renter will also be solely responsible for any fines or fees associated with noise ordinances.
CANCELLATION
LOADING/ UNLOADING
In preparation for your event, please load/ unload through our main door (5) for all of your setup and break down needs. Setup must occur at the start of your rental or prior with approval from management and must be broken down prior to your rental end time. There is no altering and or moving of any fixtures and or furniture within the rental facility.
CLEANING, TRASH
The Intimate Space will be in a clean condition prior to your event. Please dispose ALL of the trash in the proper trash bags/cans.
CITY, COUNTY, STATE, AND FEDERAL LAWS
Renter agrees to comply with all applicable City, County, State, and Federal laws and shall conduct no illegal acts on the premises. This is a drug free and non-smoking facility at all times, and there are no exceptions. Renter shall not sell alcohol on premises at any time. Renter may not serve alcohol to minors on the premises at any time. Renter agrees, for everyone’s safety, to ensure alcoholic beverages are consumed in a responsible manner one must have a licensed bartender to dispense alcoholic drinks.. The Intimate Space reserves the right, in its exclusive discretion, to expel anyone who, in its judgment, is intoxicated or under the influence of alcohol or drugs, or who shall, in any manner, do or participate in any act jeopardizing the rights, use permit, or insurability of The Intimate Space or the safety of its staff, guests, or building contents.
ENTRY AND EXIT
Renter agrees that The Intimate Space staff may enter and exit the premises during the course of the event. A representative of The Intimate Space team member may be available during your entire event and may be checking periodically with the responsible parties to insure everything is operating correctly via in person and or phone communication.

We respect your privacy and we will not share or sell your information for any reason.
